Temporary extension to the notice to quit period in Northern Ireland to 12 weeks from 5 May 2020

Provision made by the Private Tenancies (Coronavirus Modifications) Act (Northern Ireland) 2020, that received Royal Assent on 4 May 2020

A temporary extension to the notice to quit period in Northern Ireland has been introduced from 5 May 2020 by the Private Tenancies (Coronavirus Modifications) Act (Northern Ireland) 2020.

Having received Royal Assent on 4 May 2020, the Act came into operation a day later, on 5 May 2020, and provides for the temporary modification of Article 14 of the Private Tenancies (Northern Ireland Order 2006 (SI.No.1459/2006) - which prescribes the length of the notice to quit period by reference to the duration of the tenancy - to apply a 12-week notice to quit period for all tenancies during the ‘emergency period’ (initially from 5 May to 30 September 2020) in response to the coronavirus (COVID-19) crisis.
