Chnage of Mortgage Provider and Income Support
Tue 29-Jun-04 02:20 PM

We are supporting a number of disabled people who are considering changing their mortgage providers.

At the moment income support is covering only part of the mortgage interest because the mortgage company charges more interest than the amount paid by DWP.

They are therefore keen to change to a mortgage provider that charges less interest (ideally the same rate or less than DWP pay). An appropriate mortgage provider has been found.

Before changing the mortgages we are keen to know what we can expect from DWP. Has this be done before? What is the reaction likely to be?
While it seems a straight forward transaction to me what will DWP throw up when such a change is requested by the individuals concerned.

I haven't supported anyone through this situation before so I would be interested in learning from others experiences.

Thanks in advance

Shouldn't be a problem but interest on the new loan will be restricted to the same capital balance as the old loan. The clients should not have to serve a new waiting period if they have been on IS for at least 39 weeks, which they presumably have. I have client who has done this. Infortunately he forgot that there would be a hefty redemption fee on his old mortgage and of course DWP would not accept this on the eligible part of the new loan. Beware!
